Ten years ago. - If you had Twenty Thousand Pounds you were comfortably on the property ladder, could get a mortgage easily and could almost demand an interest rate that would suit your needs. You were hot property as far as Building Societies were concerned.

Five years ago - It was getting a little more difficult to buy property alone on a mortgage. Property had already begun to rise and was getting out of control very quickly. Twenty Grand wasn't worth Twenty Grand anymore. The banks considered anything less than a 20% as a small deposit and would punish you by limiting the products they offered. This would be reflected in the mortgage interest rates you would be expected to pay.

Three Years ago. - If you hadn't bought a property by now because you are waiting for that "PROPERTY CRASH" then you had well and truly missed the boat. You could be waiting and waiting and waiting....... All the time that Twenty Grand is worth less and less every three months in relation to "SOLD PRICES" in that area you wanted to buy in.

The arrow shows the apartments amazing " location location location". Soon to have an uninterrupted view of the 2012 Olympics across the River Lee Canal.
The view at present is a nice canal view and the Royal Mail Parcel Post depot.

Now You Can Get on The Ladder - Invest with No Mortgage Payments.
For an average investment of less than 17,000 you can buy a 5% Unit share in a managed Two Bedroom Executive Riverside Apartment situated on the Site of The Olympics which will yield a guaranteed 4% return on your money, paid monthly and a capital growth which has averaged 12% every year for the past 3 years. This is while the property has been constructed.


The Olympic Effect.
As The 2012 Olympics draw closer, so does the day East London becomes a more desirable place to live. No longer will the area be surrounded by scrap yards and Industry, as it is today. Instead those eyesores will be replaced by shiny new buildings which form part of London's biggest building project for 100 years.
East London is set to become THE LONDON seen in every home across the world.
I am not asking you to live in this area, there is no money in that !
Why buy a property in an area which has already benefited from regeneration ? In most cases though, it is impossible to put in place a mortgage for the amount needed, without a very large deposit unless you are earning in excess of ONE HUNDRED THOUSAND POUNDS a year.

I was lucky enough to have the foresight and belief in 2004 which allowed me to benefit from London's success in winning The Olympics, this is the reason I wish to remain as a part owner along with those who wish to purchase a Unit or Units in this property.
I personally believe the 12% rise will continue for another year and once the 3rd phase of the Development is completed I expect a rise of around 20% upon completion..... A Double Whammy !

The Olympic Effect will be realised in around 2 years, I would guess. It would be foolish and dishonest for me to promise or guess how much the Olympics will affect this property, but I would be extremely disappointed if the apartment is not worth SIX HUNDRED THOUSAND POUNDS by 2012.

The lounge is over 40 feet long, doors to the bedrooms are on the left, the Kitchen is on the right, with cooker and washing machine, the peninsula unit has cupboards, and draws and includes a fridge and freezer. This view is from the Canal side. The double doors open on to a very modern and stylish Balcony that over looks the internal courtyard and car park, there are stairs and lift either end of the balcony.

I have owned this two bedroomed apartment since July 2004, I originally paid 237,500 for it as a newly constructed building on the Omega Works Development, Roach Road, which is in Bow, East London. At that time it was a mess of a building site. Now there its starting to look great, a new bridge over the river, new electronic gates, and the three main Omega Works buildings (Phase 1) are complete and sold.

The construction is the first phase of a three phase project by a company called London Green Developments visit their website: www.mycitypad.com . My apartment is part of the Omega 3 Building, the others being Omega 4 and Crown Wharf.

Since the announcement that London is to get the 2012 Olympics the area has become a hotspot property wise for rentals and sales, as it sits on the edge of the planned Olympic Village Site.

Unfortunately, I have a mortgage on this property that requires me to add to rental income in order to Service the loan. This is, of-course due to the rising interest rates, which I believe will rise by a further 1% in the next year.

I wish to sell off part of this property and keep at least 10% for myself. (This is good for me as I have not paid for that 10%). For the people who wish to invest, they can buy at least one 5% share at 16,250. If they wish to invest more, then they can do, as long as they buy in blocks of 16,250 or 5% shares 1/20th.

The benefit for me is the mortage gets settled, and I get a return on the money I have in the property (I wont take a part of the rental income). I will, however manage the property and make sure that the rental income continues at approx. 1100 per month.

I will of-course make a charge for this service, a maximum of 10%.

The benefit for investors is: If they have 16,250 and want to put it in, then this is a very safe way to invest (In my opinion). They would get a monthly return on their money of around 50 pounds, and a capital investment return of, I believe around 20% a year over the 5 years to 2012. That is my estimate, given the Olympics effect and also bearing in mind the third phase of the project is due for completion in Sept.

The Legal Side : All investors are asked to invest for a minimum of 12 months. After that time, should they wish to sell their shares, then they will make them available to existing investors through the managing agent (Myself) for one month before selling to anyone else. The price will be at market value, as given on an average from two estimates by local Suitably Qualified Surveyors (RICS). Again, they can be arranged by you, or myself and the cost of this would be made to the vendor of the share.

No mortgage or loan will be raised against the property or any share for the duration of the agreements.

Should anyone wish to sell the apartment as a whole, Share holders will be asked, and if at least 75% of the share holders agree, the apartment will be placed on the market at current market rates applicable at the time of sale.

All Share holders will be required to fund any legal expenses incurred, should they wish to change, buy or sell any share owned by them.

At the time of share purchase all investors will agree a suitable contract that is agreed by everyone and one which adds to any legal agreement required by Instructed solicitors.

The Figures:

A 5% Share in this property : 16,250

Rental Income : 13,200 P.A. - 10% Agent Fee Service Charge Including Insurance : 800 P.A.

Profit from Rent : 11,080 P.A. Profit Per Share 1/18th : 615.55 P.A.

Capital Growth : 12% P.A. In last 3 years. So at that rate: 39,000 or 1,950 P.A. per Share.

Approx Profit on 16,250 for a 1 year investment : 2,565.55p. Which is Approx 15%.

This is by no means a promise. As I said in the add, property prices may go down in the next year, they may not. (I personally think they will drop for a year and recover the next). This Apartment is in the best area in England for property growth without a doubt.

Unfortunately, Gordon Brown is ruining the "Buy to Let" market with interest rates. The beauty of this scheme is, no interest is payable (Apart from tax on rental profit) for a relatively small investment.
